We topdress to level our lawn area to take out bumps and low spots to make it easier to mow. It also is our chance to refresh the soil and improve the soil profile and it's qualities.
Top dressing with sand is great for easy levelling and great drainage. The only cons are it will leach water and nutrients quicker than loams and clays so extra attention to wetters, soil amendments and fertilisation will be necessary but you can't go past how well the ground will allow air to get to the root system.
Sandy Loam is also a great choice. It doesn't level as well as sand but it isn't too far behind sand when it comes to levelling. It is a great option because it will hold onto nutrients and moisture a bit better but stilll have the good qualities of the air exchange and soil structure suitable for lawn growth.
